Contraction g\u00e9n\u00e9rale sur les march\u00e9s des maisons \u00e0 la campagne, de l\u2019urbanisation, des terres agricoles. La for\u00eat, en l\u00e9g\u00e8re baisse, reste une valeur refuge. Les exceptions : les vignobles haut de gamme et les zones de grandes cultures, soutenus par la croissance mondiale.<\/span><\/p>\n<p><strong><span style=\"color: #003366;\">La tendance g\u00e9n\u00e9rale est \u00e0 la contraction du nombre de ventes et \u00e0 la baisse des prix. <\/span><\/strong><\/p>\n<p><span style=\"color: #003366;\">La crise \u00e9conomique et financi\u00e8re europ\u00e9enne se r\u00e9percute sur les march\u00e9s immobiliers. Malgr\u00e9 des taux d\u2019emprunt bas, l\u2019atonie de l\u2019\u00e9conomie et la restriction des cr\u00e9dits bancaires freinent la conclusion des transactions. Nombre de propri\u00e9taires conservent leur bien comme une valeur refuge.<\/span><\/p>\n<p><span style=\"color: #003366;\">La crise se fait particuli\u00e8rement sentir sur les biens qui quittent l\u2019usage agricole. Le nombre de maisons \u00e0 la campagne vendues baisse de 13 % alors que leur prix moyen unitaire c\u00e8de 3,5 %. Les ventes de petites parcelles r\u00e9sidentielles et de loisirs, biens de confort achet\u00e9s pour agrandir notamment le p\u00e9rim\u00e8tre priv\u00e9 autour de sa r\u00e9sidence, baissent de 4,8 % ; leur prix chute de 18 %. Pour la premi\u00e8re fois depuis 2007, le march\u00e9 de l\u2019urbanisation, avec 4,1 milliards d\u2019euros, enregistre un flux financier inf\u00e9rieur \u00e0 celui du march\u00e9 agricole.<\/span><\/p>\n<p><span style=\"color: #003366;\"><strong>For\u00eat : valeur refuge<\/strong><\/span><\/p>\n<p><span style=\"color: #003366;\">Apr\u00e8s une croissance de 19,5 % entre 2009 et 2011, le prix des for\u00eats se replie en 2012 de 1,5 %, sous l\u2019influence d\u2019une baisse de 8 % du prix du bois. Les for\u00eats se maintiennent \u00e0 un niveau de prix \u00e9lev\u00e9 et constituent une valeur refuge et fiscale.<\/span><\/p>\n<p><span style=\"color: #003366;\">Le march\u00e9 des terres agricoles libres se ferme de nouveau : il ne repr\u00e9sente que 1,5 % du total des surfaces exploit\u00e9es en faire-valoir direct, contre 1,9 % avant la crise de 2008.<\/span><\/p>\n<p><span style=\"color: #003366;\">Le prix des terres et pr\u00e9s libres augmente de 1,1 % \u00e0 5 420 euros l\u2019hectare. Le retrait des acqu\u00e9reurs non agriculteurs, la prudence des banques, la prochaine r\u00e9forme de la politique agricole commune avec les perspectives de baisse des aides \u00e0 l\u2019hectare, l\u2019augmentation du co\u00fbt des intrants peuvent expliquer ce ralentissement. La stagnation des prix est plus notable dans les zones de polyculture-\u00e9levage et d\u2019\u00e9levage.<\/span><\/p>\n<p><span style=\"color: #003366;\"><strong>Port\u00e9s par la demande mondiale, certains biens continuent \u00e0 prendre de la valeur.<\/strong><\/span><\/p>\n<p><span style=\"color: #003366;\">Dans les zones de grandes cultures, les terres et pr\u00e9s libres affichent des prix en hausse de 3,2 %, \u00e0 6 560 euros l\u2019hectare : la demande mondiale en biomasse v\u00e9g\u00e9tale, les cours \u00e9lev\u00e9s et les bonnes r\u00e9coltes dans l\u2019hexagone ont pu alimenter la hausse des valeurs fonci\u00e8res.<\/span><\/p>\n<p><span style=\"color: #003366;\">Le prix des terres lou\u00e9es progresse de 2,5 %. Les faibles taux des placements s\u00e9curis\u00e9s renforcent l\u2019int\u00e9r\u00eat pour les terres lou\u00e9es.<br \/>\nEpargn\u00e9s par la crise europ\u00e9enne, les vignobles haut de gamme, port\u00e9s par la demande mondiale en produits de luxe, atteignent de nouveaux sommets : la hausse atteint 21,5 % en 2012 pour l\u2019hectare en
